



All new dwellings in England and Wales require CO2 emission calculations at design stage; so that the proposed design can be shown to comply with the Building Regulations. The calculations take into account the thermal elements of the building (energy loss) and the heating systems (energy input). Upon completion an as Built calculation is also required.
The report is produced using SAP 2005 software which gives an energy performance figure between 1 and 100. The best insulated and energy efficient homes will have a high rating with poorly insulated homes having a zero or very low rating.
ALL NEW DWELLINGS completed on or after 6th April 2008 will need an ENERGY PERFORMANCE CERTIFICATE (EPC). This must be produced by an accredited person.
The Code offers a badge of quality and environmental sustainability. Building sustainable homes is more than just limiting carbon dioxide emissions and the code offers a six star grading system based on nine areas of sustainability. These are:
